Which areas of London does Global Quality Estates cover?
We specialise in central and north-west London, including Belsize Park, Marylebone, South Kensington, Knightsbridge, King's Cross, Camden and St John's Wood. If your property sits outside these areas, call us and we will tell you honestly whether we are the right agent for it.
How much does it cost to rent through GQE?
There is no charge to tenants for viewing or referencing. Under the Tenant Fees Act 2019 the only payments we can ask for are the rent, a refundable tenancy deposit capped at five weeks' rent (six weeks where the annual rent is £50,000 or more) (where annual rent is under £50,000), a refundable holding deposit of no more than one week's rent, and certain default fees such as replacing a lost key.
What does a letting agent actually do for a landlord?
We value and market the property, carry out accompanied viewings, reference and credit-check applicants, prepare the tenancy agreement, protect the deposit and, on managed properties, collect the rent, arrange maintenance, run inspections and keep your safety certificates current.
Do I need a tenancy deposit and how is it protected?
Yes, in almost all cases. Deposits are capped at five weeks' rent, or six weeks where the annual rent is £50,000 or more, and must be protected in a government-approved scheme within 30 days. We use the Deposit Protection Service and send you the prescribed information as soon as it is registered.
Can I rent with a pet?
Since the Renters' Rights Act came into force, tenants have a right to request a pet and the landlord must reply in writing within 28 days. Consent cannot be refused unreasonably, and no extra 'pet rent' or pet fee may be charged.
