Tenants would contact us directly, leaving us to deal with day-to-day queries. Complex maintenance issues will require some minimal interaction with yourself to obtain authorization. To ensure the highest standards of service, we operate a 24-hour emergency line.
We undertake property inspections and advise on the condition of the property and any obligatory remedial action. We will also ensure property compliance with regards to items such as gas certificates, fire extinguishers, and CO2 detectors.
We will contact the relevant authorities for gas, electricity, water, and council tax to ensure that all accounts are transferred. We’ll also arrange for the settlement of any final bills.
Where requested, we can also assist in the provision of contents and rent guarantee insurance.
After the tenancy agreement is done, we prepare a report – based on ARLA’s guidelines on dilapidation claims – and negotiate any deposit deductions on your behalf. Disputes will be referred to as the deposit scheme’s arbitration service.
All properties are subjected to a thorough check before being made available for occupancy. This is to ensure that they are compliant with all safety legislation including Gas Safety (installation and use) Regulations, Furniture and Furnishings (Fire Safety) Regulations, Electrical Equipment (Safety) Regulations and The Smoke and Carbon Monoxide (England) Regulations. All properties must also have a current Energy Performance Certificate.
